The first Agenz Barometer shows substantial differences between cities and districts. The figures illuminate the market but never replace a property-specific valuation.
A multi-speed market
The barometer combines transactions handled by Agenz agents, valuation work and more than 10,000 internally processed listings. It is a useful indicator without representing every Moroccan transaction.
Casablanca: extreme differences
Apartments average MAD 12,912 per sqm, ranging from MAD 33,380 at Marina to MAD 6,326 in Hay Arrahma. Prime, established and accessible markets coexist within the city.
Rabat: the highest average
Apartments average MAD 18,970 per sqm. Quartier Administratif, Haut-Agdal and Hay Riad exceed MAD 23,000, while Fadesa Nahda stands at MAD 9,632.
Marrakech: very different assets
Apartments average MAD 15,840 per sqm, from MAD 27,320 in Prestigia to MAD 6,278 in Azzouzia. Villa comparisons are strongly influenced by plot size, use and location.
The Profoncia view
A citywide average cannot determine one property’s value. Compare genuinely similar assets and examine local transactions, liquidity, solvent demand, planning constraints and total project cost.
