Property finance
Property Murabaha outstanding reaches MAD 32.9bn at end-September 2026
Participatory housing finance reached MAD 32.9 billion, up from MAD 28.2 billion a year earlier, an annual increase of 16.5%.
Growth well above the wider market
Over the same period, total household credit rose by 3.5% and housing loans by 2.6%. The 16.5% rise in participatory finance marks a distinct trend within property finance.
What “participatory” means here
In Moroccan banking statistics, participatory housing finance mainly refers to property Murabaha, including margins recorded in advance. It does not mean real-estate crowdfunding or fundraising from the public.
Outstanding finance, not sales volume
MAD 32.9 billion is the amount of financing remaining on bank balance sheets. It is neither the number of homes sold, nor the value of September transactions, nor evidence of a rise in property prices.
An increasingly established option
The increase reflects a broader range of solutions available to households. Buyers should still compare total cost, contractual terms, repayment capacity and the property’s legal quality.
The PROFONCIA view
More diverse financing can support solvent demand and facilitate certain purchases. Yet a sound transaction still requires a coherent valuation, verified title, clear planning status and financing suited to the buyer’s resources.
