Buying land in Morocco: essential checks
Before paying or signing, verify ownership, title, charges, boundaries and what can legally be built.
Ownership and title
The seller must match the ownership documents. A recent certificate allows the notary to examine mortgages, seizures, easements, usufruct and joint ownership.
Area, boundaries and access
Compare the cadastral plan with the site. Use a surveyor where differences arise and confirm legal access to the public road.
Buildability
Obtain planning information and verify zoning, use, height, setbacks, density and services. An architect should confirm feasibility.
Cost and signature
Include taxes, notary and registry fees, studies, utilities and works. Do not pay an unsecured deposit; record every condition in writing.
